In September, South Philadelphia’s market held relatively steady. Median prices across the core neighborhoods remained firm, with a few areas seeing modest price growth. The pace of sales, however, has slowed compared to the summer months. Buyers are taking more time before committing, which is leading to slightly longer days on market in several neighborhoods.
That said, demand hasn’t disappeared—homes in prime locations and those in move-in-ready condition are still drawing attention and strong offers. Luxury pockets closer to Center City remain solid but are marked by fewer transactions, making their numbers more sensitive to individual sales. Overall, the market feels more balanced, giving buyers room to negotiate while sellers still benefit from stable values.
The story at the Shore looks a little different. Across Ventnor, Margate, and Longport, the combined tri-city median price dipped about 9% compared to last year. Margate’s decline outweighed gains in Longport’s luxury sales and Ventnor’s modest growth. Despite the pricing adjustment, sales activity held nearly flat year-over-year, with 28 closings this September versus 29 in the same period last year.
Perhaps the most notable shift is how quickly homes are moving. Properties are selling in an average of 83 days, compared to 93 days last year. This shows that buyers are still active at the Shore, but they’re focusing on realistic price points and weighing their choices more carefully.
In South Philly, buyers now have more leverage and time to make decisions, though competition remains in popular neighborhoods. Sellers should be strategic with pricing as buyers become more selective. At the Shore, demand is still strong despite the dip in overall median prices, with quicker sales signaling that well-priced homes are moving.
